The Most Money, The Quickest Sale, and The Fewest Problems!

Almost without exception, when we sell something, what we really want is the most money, the quickest sale, and the fewest problems.

Unfortunately, when it comes to selling a house it may not always be possible to achieve all three objectives. Consider this. If we need to sell quickly in order to take advantage of another opportunity – another property or a career move, for example – it may be necessary to accept a little less in price. If we hold out for top dollar, we may have to wait a little longer. If we want both price and speed, we may be setting ourselves up for a few problems.

The secret to faring well in all three categories is to prepare in advance, set realistic expectations, and deal only with experienced and reputable real estate professionals.

You always have options. Many people list with a Realtor. An increasing number choose the services of firm that assists in the category of ‘For Sale by Owner’. And some feel confident in marketing their property completely on their own.

There’s another choice that many people are unaware of: you can directly contact a firm that specializes in buying houses. In nearly every city there are people, or groups backed by investors, who are in the business of buying houses for the purpose of resale or rental. A good investor should be able to help you sort out which of the three criteria is most important to you, and then craft an offer, or provide alternatives, that will help you maximize all three. Working directly with a qualified investor can help you: save money (in fees or commissions), sell faster (because they are buying, not trying to sell on your behalf), and solve problems (because they know what they’re doing).
